With the costs of marketing and operating our apartment communities always going up it is increasingly important that we use every chance we get to maximize our marketing and stretch our budget further.
One underused strategy is collecting contact information from our prospects. If we do it at all, we fill out the phone number on a contact card, maybe call back in a few days to see if there are any questions we can answer, maybe even send them a thank you card and then the card goes into the files, sometimes the round file that sits next to our desk.
First, nearly everyone has an e-mail address so we should also be trying to get this information. The cost of e-mailing is dramatically lower than the snail mail method. There are no stamps, no envelopes, no letters, just a little work on the computer and blam, off they go.
Once you have someone’s e-mail you can also engage in some e-mail marketing. If someone doesn’t rent from us it is likely that they rented somewhere else. At some point in the future they may be looking for an apartment again. They also will know some other people that may be looking for apartments.
Having a fresh e-mail from you when the subject comes up again will greatly increase the chances that they will re-consider your community.
Plus there is a treasure trove of useful information that we can get from people whether or not they rented from us.
Did they rent from us? Why or why not?
If not, why did they rent elsewhere?
What impressed them, if anything about our community?
How efficient and friendly was the staff?
Were all their questions answered?
Get the idea. There are literally hundreds of questions or variations of questions that we could ask people. Obviously we can only ask a few but any information we get is still a lot more than we had.
Apartment Management Companies are notorious for using secret shoppers. They hope that the secret shopper understands what is being looked for and hasn’t had a bad day just before they arrived.
Isn’t it really better to ask the actual people that we are trying have rent the units ? Plus you can customize the questions to get insight into various aspects of your marketing that you might not otherwise be able to find out about.
Remember that if you don’t use this opportunity to get this information while it is fresh in the minds of your prospects it’ll just go away. So make getting the e-mails of your customers and creating an e-mail campaign one of your priorities.
