Using Your Apartment Prospect Information For Better Marketing

August 5th, 2011

With the costs of marketing and operating our apartment communities always going up it is increasingly important that we use every chance we get to maximize our marketing and stretch our budget further.

One underused strategy is collecting contact information from our prospects. If we do it at all, we fill out the phone number on a contact card, maybe call back in a few days to see if there are any questions we can answer, maybe even send them a thank you card and then the card goes into the files, sometimes the round file that sits next to our desk.

First, nearly everyone has an e-mail address so we should also be trying to get this information. The cost of e-mailing is dramatically lower than the snail mail method. There are no stamps, no envelopes, no letters, just a little work on the computer and blam, off they go.

Once you have someone’s e-mail you can also engage in some e-mail marketing. If someone doesn’t rent from us it is likely that they rented somewhere else. At some point in the future they may be looking for an apartment again. They also will know some other people that may be looking for apartments.

Having a fresh e-mail from you when the subject comes up again will greatly increase the chances that they will re-consider your community.

Plus there is a treasure trove of useful information that we can get from people whether or not they rented from us.

Did they rent from us? Why or why not?
If not, why did they rent elsewhere?
What impressed them, if anything about our community?
How efficient and friendly was the staff?
Were all their questions answered?

Get the idea. There are literally hundreds of questions or variations of questions that we could ask people. Obviously we can only ask a few but any information we get is still a lot more than we had.

Apartment Management Companies are notorious for using secret shoppers. They hope that the secret shopper understands what is being looked for and hasn’t had a bad day just before they arrived.

Isn’t it really better to ask the actual people that we are trying have rent the units ? Plus you can customize the questions to get insight into various aspects of your marketing that you might not otherwise be able to find out about.

Remember that if you don’t use this opportunity to get this information while it is fresh in the minds of your prospects it’ll just go away. So make getting the e-mails of your customers and creating an e-mail campaign one of your priorities.

August 5th, 2011

Finding rental housing options is never an easy task at your preferred location! From comfort to affordable rental rates, you need to consider various aspects before renting an accommodation for yourself. While the market is flooded with rental residences, you may be quite confused about the right kind of option for accommodation. Apartments available on lease can be an ideal choice, where you can expect to have all the facilities that are required for a comfortable and secured living.

Now-a-days, rental apartments in the United States are on high demand. Many people are now opting to live in rental apartments rather than investing on permanent home for themselves. The reason might be that the apartments on lease are available at affordable rates as compared to the high cost required to buy home. Besides these, many rental apartments have been constructed with world-class amenities, excellent floor plans, security and maintenance facilities, all of which assures occupants to feel like home away from home.

While searching for rental apartments for lease, many people contact apartment agents, but this process of finding apartment may demand lots of money and time. In order to find good housing option, you may have to be in contact of them on a regular basis so that you do not miss out any housing opportunity. At times you may be at great loss, if you come across wrong agency that has little knowledge about the rental accommodations. They may provide you with the accommodation facilities, but may not guarantee you with comfort and security within the apartment community. Therefore, the best deal lies in contacting the apartment owners by your own.

Some apartment owners in the United States have rental accommodation communities in major places including Bradenton, St. Petersburg, Winter Park, Winter Haven, South Lakeland, North Tampa and other locations. In order to provide authentic information about rental apartments, they operate chain of websites over the Internet. By browsing their websites, you will be able to find rental apartments quickly and in an easy manner. With a few clicks, you will be able to experience virtual tours to the apartment and can select them as per your requirement.

Besides providing virtual tours to the apartment communities, the websites also provide information like rental rates, benefits within the communities and distances of the apartment from major areas like school, hospital, tourist places etc. You will also be able to get a snippet of the spacious floors plans including the studio apartment, 1 bedroom apartment, 2 bedroom apartment and other housing options.
